UAE Introduces Easier Golden Visa Process for Property Buyers

Abu Dhabi: Real estate investors in the UAE can now apply for a 10-year Golden Visa without needing a local sponsor, thanks to a new step-by-step process launched by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP). The update, made public on the ICP website, simplifies the application for property owners who meet the minimum value requirement of AED 2 million.

This visa allows long-term residency in the UAE and is open to those who own one or more completed or off-plan properties. Buyers with mortgage arrangements from approved UAE banks are also eligible. The goal of the updated system is to save time and make the process smoother for both residents and new investors.

The ICP has outlined the application in 8 steps:

  1. Share your details to confirm eligibility.

  2. Start the application process once approved.

  3. Wait for the official visa approval notice.

  4. Cancel any current UAE residency visa, if you have one.

  5. Update your visa status; clear fines if necessary.

  6. Undergo a medical check-up and get a two-year health insurance policy.

  7. Book a fingerprint scan if asked.

  8. Receive your Emirates ID once everything is done.

An ICP spokesperson said this is part of the UAE’s ongoing push to support investors and offer them a stable home in the country. The Golden Visa is already popular among business owners, skilled professionals, and students. Now, property buyers can enjoy the same benefits, including sponsor-free living, the ability to sponsor family members, and keeping dependents in the UAE even after the main visa holder passes away.

Applicants can apply online through the ICP website, while those applying for visas issued in Dubai should contact the General Directorate of Residency and Foreigners Affairs (GDRFA). This move highlights the UAE’s effort to welcome more investors and make residency more accessible through trusted and clear steps
